Money Questions

How much money do I need for a down payment?

Many buyers are surprised to learn they don't need a 20% down payment. Depending on the loan program and your financial situation, you may qualify to purchase a home with as little as 3% to 5% down, and some government-backed loans offer even lower down payment options.

A trusted lender can help you determine which programs you may qualify for.


Can I use gift money for my down payment?

Yes, many loan programs allow family members to contribute toward your down payment or closing costs through a documented gift. Your lender will explain the requirements and help ensure everything is handled correctly.


What credit score do I need to buy a home?

Every loan program has different credit requirements, so there's no single number that applies to everyone. While a higher credit score may help you qualify for better loan terms, many buyers are eligible with credit scores that aren't perfect.

If you're not quite ready today, a lender can often help you create a plan to improve your credit and prepare for homeownership.


Home Search Questions

How many homes should I expect to see before finding the right one?

There isn't a magic number.

Some buyers find the perfect home during their first weekend of touring, while others take a little longer to find the right fit. My goal isn't to show you the most homes—it's to help you find the right one.

We'll focus on homes that match your goals, budget, and lifestyle so your search is both productive and enjoyable.


How long does it take to buy a home?

Every home search is unique.

Some buyers are under contract within a few weeks, while others spend several months exploring neighborhoods and waiting for the right opportunity.

Once your offer is accepted, the closing process typically takes about 30 to 45 days, depending on your loan and the terms of your contract.


Offer Questions

Can I negotiate the purchase price?

Absolutely.

In many situations, buyers can negotiate not only the purchase price but also closing costs, repairs, appliances, possession dates, and other contract terms.

Every market is different, and I'll help you develop a negotiation strategy that reflects current market conditions while protecting your interests.


How much earnest money do I need?

An earnest money deposit shows the seller you're serious about purchasing the home.

The amount varies depending on the home's price, local market conditions, and the terms of your offer. The funds are held by the settlement company and are typically applied toward your purchase at closing.

While we typically use a rule of 1% of the purchase price, I'll help you determine an appropriate amount based on your specific situation.


Closing Questions

When do I receive the keys?

Once all documents have been signed, funds have been received, and the transaction has officially recorded, you'll receive the keys to your new home.

This is one of my favorite moments because it's when your dream officially becomes reality.


What should I bring to closing?

Your settlement company will provide detailed instructions before Closing Day, but you'll typically need:

  • A valid government-issued photo ID
  • Any documents your lender requests
  • Proof of homeowners insurance (if applicable)
  • Your required Cash to Close, sent according to your settlement company's instructions

Before closing, I'll review everything with you so you know exactly what to expect.
