Congratulations—you've made it!
By the time Closing Day arrives, you've accomplished a lot. You've found the right home, negotiated a contract, completed inspections, finalized your financing, and worked through every step of the buying process.
Now it's time to make it official.
While Closing Day may seem intimidating, it's actually one of the most exciting parts of your home buying journey. My job is to make sure you know exactly what to expect so you can walk into closing feeling prepared and confident.
Closing is the final step in transferring ownership of the property from the seller to you.
We can meet at the settlement or title company's office, at your current home, a coffee shop, really anywhere convenient. This is where you'll review and sign the necessary documents, finalize your mortgage, and officially become the new owner of your home.
Most closings take between 45 minutes and an hour, depending on the type of financing and any questions that arise.
Before closing day, I'll help make sure everything is in place so there are no last-minute surprises.
Don't worry—you won't be expected to understand every legal document on your own.
The settlement attorney or closing agent will explain each document before you sign, and I'm happy to answer questions along the way.
Some of the documents you'll review include:
There may be several signatures required, but we'll take it one document at a time. Before you know it, you'll be finished.
Before Closing Day, your lender will provide the exact amount you'll need to bring to settlement, often referred to as your Cash to Close.
This amount typically includes:
Unfortunately, real estate transactions have become a target for wire fraud scams.
Always verify wiring instructions directly with your settlement company using a trusted phone number before sending funds.
Never rely solely on wiring instructions received by email, especially if anything appears unusual or changes unexpectedly.
If you ever have questions, call me before sending money. I'd much rather help verify information than have you become the victim of fraud.
Your security is incredibly important to me.
Once all documents have been signed, funds have been received, and the transaction has officially recorded, it's time for my favorite part...
Handing you the keys to your new home.
Whether it's your very first home, your forever home, or the next chapter in your journey, this is a moment worth celebrating.
Don't be surprised if we pause for a few photos—you've earned them!
Welcome home.
Closing Day isn't the end of our relationship—it's the beginning of a new chapter.
There are a few important things you'll want to take care of after moving in, and I'm always here if you have questions.
Be sure your electric, water, gas, internet, trash collection, and other utility services are transferred into your name so everything is ready when you move in.
Depending on where you purchase your home, you may qualify for property tax exemptions or other homeowner benefits.
I'll help point you in the right direction and make sure you know about any local programs that may apply.
Owning a home comes with new responsibilities, but a little routine maintenance goes a long way toward protecting your investment.
Simple tasks like changing HVAC filters, cleaning gutters, testing smoke detectors, and servicing major systems can help prevent costly repairs down the road.
A well-maintained home is one of the best investments you can make.
One of the greatest compliments I receive is when clients call me years after closing—not because something went wrong, but because they know I'm still here to help.
Whether you need recommendations for contractors, have questions about your home's value, are considering renovations, or simply want to talk about your next move, I'd love to hear from you.
My relationship with my clients doesn't end when the paperwork is signed.
Buying a home is about so much more than completing a transaction. It's about creating a place where memories will be made, milestones will be celebrated, and life will unfold.
Thank you for allowing me to be part of your journey.
I hope your new home brings you comfort, joy, and countless wonderful memories for years to come.
Welcome home.
Every closing is special because every home tells a different story. I love celebrating this milestone with my clients, whether it's taking a photo with the keys, delivering a small closing gift, or simply sharing in the excitement of the moment. Buying a home is one of life's biggest accomplishments, and I believe it's worth celebrating.
